Property budget planner

Work backwards from what you have. Enter your savings and, if you plan to borrow, the terms you expect — the calculator shows the price range that fits, with the purchase costs already allowed for.

It is a planning tool, not a mortgage offer. The figures are examples, and the limits follow what Spanish lenders typically apply to non-residents.

Worth planning for as well

The planner looks at the purchase. A comfortable budget also leaves room for:

  • initial improvements, renovation and furnishing

  • ongoing costs, such as the annual property tax (IBI), community fees, utilities and insurance

  • exchange rates, if your savings or income are in another currency

How much can I borrow as a non-resident?

It depends on the lender, your income and your situation. As a non-resident, the amount may be lower than you would expect at home. Check what a Spanish lender will actually offer you before you start viewing properties, not after.

Can the mortgage cover the buying costs?

Usually not. Buyers normally pay the taxes and fees from their own funds, so it’s worth setting this money aside from the start. The Buying Costs Calculator shows what to expect.

Why does the exchange rate matter?

If your savings or income are in pounds, forints, dollars or another currency, a change in the exchange rate can move your budget in euros up or down. A small change can make a real difference on a property purchase.

Should I search at the top of my range?

Not necessarily. Leaving some room gives you space to negotiate, cover unexpected costs and make the home your own after you move in.
